Whether you're selling or refinancing, the appraisal is a pivotal moment. Many Tampa homeowners worry about what the appraiser will focus on. While we look at the total picture, certain "big ticket" items carry more weight in Florida.
The "Four Point" Systems
In Florida, the condition of your major systems is critical, largely due to insurance requirements:
- Roof: Age and condition are paramount. A new roof (post-2023) adds significant value and marketability.
- HVAC: Central AC is a necessity in Tampa. Updated, energy-efficient systems are a plus.
- Plumbing & Electrical: Updated panels and copper/PVC plumbing (vs. older galvanized pipes) are checked.
Living Area vs. Total Area
We measure the "Gross Living Area" (GLA). This is the air-conditioned, heated space. In Tampa, screened lanais and Florida rooms often blur the lines. Generally, if it's not fully finished and conditioned like the main house, it's counted separately as a patio or porch, which has a lower value per square foot.
